What happens between an accepted offer and settlement?

The short answer

Inspection, appraisal, title work, and underwriting run in parallel over roughly thirty to forty five days, each with its own deadline.

The parallel tracks

Four things happen at once, which is why the period feels busy and then suddenly quiet.

  • Inspection, typically in the first week to ten days, followed by any negotiation.
  • Appraisal, ordered by the lender to confirm value.
  • Title search, which confirms clear ownership and identifies liens or easements.
  • Underwriting, which reviews your file and issues conditions.

Conditions are normal

Nearly every approval arrives with conditions: a letter of explanation, an updated statement, proof a debt was paid. This is not a sign of trouble. It is how the process works.

Answer conditions the day you receive them. Files that close smoothly are almost always files where documents came back quickly.

The final stretch

Three business days before settlement you receive the closing disclosure, which shows final numbers. Review it against your loan estimate and ask about anything that moved.

Then the final walkthrough, confirmation of wire instructions directly by phone with a known number, and settlement itself.
